Facility Maintenance Services in Western New York

Keep an occupied building running without assembling a bench of one-off contractors. TurnKey handles scheduled walkthroughs, interior and exterior repairs, tenant turns and on-call response for facilities across Niagara County and Erie County.

The punch list never actually ends

Every occupied building carries a running list: the door that sticks in humidity, the ceiling tile stained by a leak that was already fixed, the exterior light that has been out since fall, the restroom partition nobody has gotten to. None of it is urgent, all of it is visible, and it accumulates faster than a facilities lead can schedule around it.

The value of a single maintenance partner is not heroics — it is that the list gets worked down steadily by someone who already knows your building.

Preventive walkthroughs beat emergency calls

A quarterly walkthrough costs a fraction of one after-hours water event. We look at the roof edge and downspouts, exterior seals and caulk lines, door hardware and weatherstripping, visible plumbing and drainage, railings and stair treads, lighting, and anything showing new movement or moisture. You get back a prioritized list with what is safety-critical, what should be budgeted this year, and what can wait.

Facility types we support

  • Professional offices, medical and dental suites
  • Retail plazas and single-tenant storefronts
  • Light industrial, warehouse and flex space
  • Multi-unit residential and mixed-use buildings
  • Churches, nonprofits and community facilities

One contractor across the whole property

Interior repair rarely stays interior. A stained ceiling tile is a roof or gutter issue; a chronically icy entry is a grading and drainage issue. Because TurnKey also handles exterior and grounds work and winter operations, we can chase the cause instead of repainting the symptom every year.

Frequently asked questions

What is the difference between facility maintenance and property maintenance?
In practice they overlap. We use facility maintenance for the work that keeps an occupied building functioning day to day — interior repairs, punch lists, tenant turns, fixture and hardware work — and property maintenance for the site as a whole, including grounds and winter operations. Most clients end up with a scope that covers both.
Do you handle scheduled preventive work or only breakdowns?
Both. A recurring walkthrough that catches a failing seal, a loose railing or a slow drain before it becomes an after-hours call is usually cheaper than the emergency it prevents. We can run those walkthroughs on a monthly or quarterly cadence and return a prioritized list.
Can you work around occupied hours?
Yes. Noisy or disruptive work in occupied offices, medical suites and retail spaces can be scheduled outside operating hours by arrangement.
Are licensed trades included?
TurnKey performs general repair, carpentry, drywall, paint, hardware and exterior work in-house, and coordinates licensed specialty trades where a permit or trade license is required. We will always tell you up front which category a given item falls into.
